Property Selection Guidance

The cheapest Vastu consultation is the one before you sign. Have your shortlisted flats, houses or plots checked side by side: entrance, facing, plot shape, layout and surroundings.

The fee depends on what the consultation covers and how it's done. You'll hear it on the call, before you commit to anything.

A lot of what Alok corrects in existing homes could have been avoided with one question before signing. This consultation is for that moment. You've shortlisted two or three places, the broker wants an answer, and you want to know what you'd be taking on.

Send the plans and locations. Alok checks each one against the same traditional points: which way the entrance faces, the shape and slope of the plot, where water and services are, how the rooms fall in the zones, and what surrounds the building.

What you get back is a comparison you can use, not a pronouncement. Some findings are easy to correct after you move in. Others are part of the structure and will stay with the property. Knowing which is which before you pay is what this is for.

Who it's for

Is this you?

  • Buyers choosing between two or three flats or houses
  • Anyone about to pay a token amount or sign an agreement
  • Families buying a plot to build on, where the orientation is permanent
  • Businesses comparing shops, offices or industrial sheds to lease
  • NRI and Gulf-based buyers purchasing in India without being able to visit
The analysis

What Alok looks at

Each of these is part of the traditional reading, and your report explains the reasoning behind every one.

01

Entrance direction and position

Which way the main door faces and where it falls on the frontage. For a ready flat, this is usually the finding that matters most.

02

Plot shape, slope and levels

For land and independent houses: whether the plot is regular, any cut corners or extensions, and which way the land slopes. These can't be changed.

03

How the rooms fall in the zones

Where the kitchen, bathrooms, bedrooms and staircase sit in the sixteen traditional zones, and which of them you could still change.

04

Water, drainage and services

Tanks, bathrooms, drains, the lift shaft and the electrical room. Buyers rarely look at these, and they can't be moved later.

05

Surroundings and approach

The road, the buildings on either side, what faces the entrance, and anything the tradition would flag about the immediate area.

06

Fixed versus fixable

The most useful part: an honest split between what you could correct after moving in and what you'd be living with for good.

How it works

From the first call to the follow-up

  1. 1

    Free 10-minute clarity call

Tell Alok how many properties you're comparing and when you need to decide. He'll say what he needs and how the fee works.

  2. 2

    Send the options

A floor plan and Google Maps pin for each property, plus photos of the entrance and surroundings if you've been to see them.

  3. 3

    Each one is checked separately

Every property goes through the same traditional checks, so you're comparing like with like.

  4. 4

    Discussion session

A video or phone session going through each option, including what's fixed and what's fixable.

  5. 5

    Written comparison and follow-up

A written summary of each property with the findings, and WhatsApp follow-up while you decide.

Property deals move fast. Tell Alok your deadline on the first call and he'll tell you honestly whether it can be done in time.

What you receive

  • Each shortlisted property checked on the same traditional points
  • A clear comparison of your options
  • An honest split between what's fixable and what's permanent
  • A session to go through the options together
  • A written summary of the findings
  • WhatsApp follow-up while you decide

What to keep ready

  • A floor plan for each property. A brochure plan or a photo of one is fine
  • A Google Maps pin or full address for each
  • Photos of the entrance and approach, if you've visited
  • Whether it's to live in, to rent out or to build on
  • When you need to decide

What we won't do

  • No valuation, legal or title advice. Vastu says nothing about price, approvals, title or whether the building is sound. Use a lawyer, a valuer and a structural engineer for those.
  • No "don't buy this" drama. You get findings and reasons. The decision is yours.
  • No pressure through fear. A finding is reported with its reason, never used to push you towards or away from a purchase.
  • No guarantees. Vastu is a traditional belief system and outcomes vary.
Where you are now

Vastu at every stage of a space

There's no single right moment. There's the moment you're in, and what can still be changed from there.

  1. 01

    Before you buy

A plot or a flat can be compared against others while you still have a choice. Directions, shape, slope and surroundings are fixed once you sign.

  2. 02

    Before you build or renovate

Drawings are cheap to change. Walls aren't. Checking the layout at the drawing stage saves rework later.

  3. 03

While you live or work there

For a home or office already in use, corrections work through placement, colour, light and how each room is used. Nothing is broken.

    Before a date is fixed

A Gruha Pravesh, an opening or a move with a date in mind. That's a question for astrology.

Questions

Property Selection questions people ask

Two or three is the useful number. More than that and the comparison stops helping you decide, so Alok will usually suggest you shortlist first.

Yes. That's how most NRI and Gulf-based clients use it, from the plan, the location pin and photos. It's the normal way.

No, and it mustn't be treated that way. Title, approvals, loans on the property and structural safety are for a lawyer and a qualified engineer. This consultation is only about the traditional Vastu reading.

That's normal. Almost every property has something. The point is to know which findings you can correct after moving in and which ones are permanent.

Yes, and it's the best possible time. Getting the orientation, entrance and zoning right at the drawing stage is far easier than correcting them later.

It depends on how many properties and what type they are. The fee is confirmed on the free call before you commit.
